Lime Wash Floors Capel Sound

Lime wash and whitewash finishes have quietly become the default look for coastal Peninsula homes and holiday properties. The brief is almost always the same: lighter, softer, less orange. We take a warm hardwood floor and shift it toward the pale, chalky, Scandinavian end of the spectrum — without losing the grain that gives the timber its character.

In Capel Sound, where a lot of the stock is postwar shacks with newer coastal infill (formerly rosebud west), the underlying timber is usually well-suited to a wash finish. We’ll always confirm species during the initial visit — the technique works beautifully on Tasmanian Oak, European Oak and some Blackbutt, and less well on dense red hardwoods.

Every job starts with a sand back to raw timber, then a sample panel of the pigment intensity you’re after, then the wash across the room. A water-based clear topcoat locks in the colour and stops it yellowing over the years.

Near Rosebud West foreshore, we’ve done lime-wash finishes on everything from permanent residences to short-stay Airbnbs. The look holds up well to guest turnover with a properly specified topcoat.
