Fifteen minutes inland from the Mornington waterfront, Tuerong sits in the quiet paddock country between the highway and the winery belt. Housing is sparse, blocks are large, and the timber floors we work on tend to be either genuinely old — original farmhouse Baltic Pine — or genuinely new, in the contemporary rural rebuilds that increasingly appear on subdivided rural land. There is less middle-ground stock here than in most Peninsula suburbs.
Older Tuerong farmhouses invariably carry Baltic Pine or Cypress Pine on heavy-battened subfloors, aged to their characteristic warm honey-orange over decades of northerly sun through the paddock-facing windows. Later 1970s–80s rural residential builds carry Blackbutt or Tasmanian Oak. Modern homes on subdivided rural blocks favour wide-plank engineered oak with a chosen stain finish, or occasionally Spotted Gum.
Tuerong’s inland setting removes coastal salt exposure but does not remove humidity concerns. The paddock-runoff and subfloor moisture issues we see on other rural Peninsula properties are present here too. Winter fogs can sit in the low-lying parts of Tuerong for days at a time, and floors in unheated wings of larger houses can accumulate surface condensation on cold mornings — worth planning coating schedules around.
Working on the more remote Tuerong properties, we plan our supply runs carefully — a mid-job trip back to Frankston for materials or an unexpected part adds significant time. We over-order sundries at the start of a Tuerong project rather than running short mid-week. For clients on the more isolated properties, we are also often the trade who confirms subfloor ventilation adequacy and flags any structural issues that need a chippy’s attention.
Because Tuerong properties are typically substantial, quote ranges are wider than smaller-property suburbs. Small residential blocks with 130–160m² sit at $4,500–$7,000. Farmhouse restorations on Baltic Pine at 180–240m² run $8,000–$12,500. Larger rural estates with 260m²+ head into $12,000–$18,000. Modern homes on subdivided rural land quote at the standard rate range.
Allow 6–10 working days for standard whole-house scopes. Farmhouse restorations with substantial board work take 8–12 days. Larger estates with multiple wings and staircases stretch to 12–14 days. We plan the scheduling around your household — Tuerong clients are often at home during the work and we stage-coat around lived-in areas where practical.
Tuerong clients tend to be either long-established owners of family properties — people who have watched their timber floor age for decades and are refreshing it as one of the last major maintenance calls — or newer buyers of subdivided rural land, doing a renovation as they move in. Both types of clients want honest quotes, minimal upselling, and finishes that will hold up for the next 15–20 years of use. Satin water-based polyurethane is our default for contemporary Tuerong homes; for older Baltic Pine farmhouses, a matte water-based to keep the ambered patina soft, or hardwax oil for the character and refresh-ability.
The isolation of some Tuerong properties — particularly the more remote rural blocks — means our standard mid-project supply runs are impractical. We approach these jobs with a different operational plan: over-order sundries at the start, bring backup materials, and schedule extra crew for the sanding stages so we complete each phase before we need to leave for anything. It costs us a bit more in labour but delivers a smoother job for the client.
Mixed-era timber in Tuerong farmhouses presents genuine colour-matching challenges. A farmhouse that was built in 1920, extended in 1960, extended again in 1995, and refurbished in 2015 will have four distinct timbers in it, all different species and all different ages. We can sometimes unify with a stain but often the honest answer is to accept the colour variation as part of the house’s history. We discuss both options at the quote stage.
For remote rural Tuerong properties, we ask clients about septic system capacity before we start — sanding produces cleanup water that needs to go somewhere, and older septic systems can be sensitive to the volumes generated by a whole-house wash-down at the end of a job. We plan the cleanup accordingly and, for very sensitive systems, we may carry water off-site for disposal.
