Where the coastal suburbs immediately south of here — Cape Schanck, St Andrews Beach — have grown fast with 1990s+ resort builds, Boneo has kept its farming character. The properties here are big, the houses are working homes rather than weekenders, and the floors we sand tend to be functional first, aesthetic second. That does not mean we treat them any less carefully — a Boneo farmhouse floor is often the busiest floor we will work on in any given month.
Boneo homes typically fall into two categories. Old farmhouses — some dating from the early 1900s — carry Baltic Pine or Cypress Pine on heavy-battened subfloors, ambered by decades of sun and traffic. Newer 1990s+ homes on subdivided farm blocks favour Blackbutt or Spotted Gum, laid conventionally. Because these homes are working properties, boots-in-the-house wear patterns are more pronounced than in coastal weekenders — we see track marks running from the back door to the kitchen that need targeted board replacement.
Boneo’s environment sits between coastal and rural. The southerlies come through here strong on their way to Boneo Park and beyond, carrying enough salt-influenced air to affect finish longevity but not so much that we treat these floors as fully coastal. Subfloor ventilation on the working farm properties is usually excellent — decades of practical management — which means less cupping and movement than we would find in a comparable Red Hill cottage. What we see instead is straightforward heavy wear.
Farm homes are usually 140–200m². Standard sand-and-polish runs $5,500–$8,500. Where extensive board replacement is needed — common in the older farmhouses where a section of timber has been heavily worn or damaged — total costs move to $7,500–$11,000. Modern homes on subdivided lots quote slightly cheaper because they need less repair work: $4,500–$6,500 typical.
Allow 5–8 working days for standard scopes, longer if the farmhouse has stairs and multiple rooms. We can generally stage around working farm operations — you will be able to feed animals and access essential parts of the house while we are on the other end.
Given the working nature of most Boneo homes, we lean toward finishes chosen for durability rather than aesthetics. Water-based two-part polyurethane, satin sheen, with a hard-wearing commercial-grade upgrade for the highest-traffic zones — kitchen, back door, hallway — is the sensible spec. If a farm dog lives inside, that upgrade is worth every dollar; regular residential-grade finishes wear through faster than clients expect. For older Baltic Pine farmhouses where you want to keep the character, hardwax oil offers easier spot-refresh over the years.
Working around farm operations is straightforward once we plan for it. Dairy operations run on a strict schedule — morning and afternoon milking — and we schedule our arrivals and gear staging to avoid the peak busy windows. Where farm dogs live in the house, we co-ordinate their care with the owner. Where the property has horses, chickens or working livestock adjacent to the house, we protect the coating from any dust or debris that could compromise the finish before it cures.
Farm homes often have specific wear patterns we do not see in weekender or suburban housing: back-door boot marks that run in a straight line to the sink, worn tracks between the kitchen and the laundry, deep gouges where dogs have scrambled across polished timber. We quote these as targeted repair items separately from the base sand-and-polish so you can see exactly what each fix costs.
For boot-mark and heel-mark high-wear zones, we sometimes recommend a commercial-grade coating on just the affected 4–5 metres rather than the whole floor. This gives you the extra durability where you need it without paying the premium across the whole home. It is a small optimisation but on farm properties it pays off within a year.
Boneo work often coincides with other trades on the property — plumbers, sparkies, farm maintenance crews. We co-ordinate access carefully with the property manager or owner so that our sanding stage does not clash with wet-trade work that would compromise the freshly sanded surface. This kind of scheduling is invisible in a quote but essential to the quality of the finished floor.
